Shannon Waltchack’s three neighborhood center funds (SWNC I, II & III) are each focused on owning and managing portfolios of unanchored retail centers which are mostly occupied with service-related tenants. SW has developed a national reputation in the marketplace for being an exceptional owner and operator of neighborhood centers throughout the country. Throughout our 20+ years of buying, selling, managing and leasing retail centers, we have concluded that our “special sauce” lies with service-focused tenants.
The majority of neighborhood center tenants are nontraditional retailers and service providers such as salons, healthcare, financial services, and food, which require physical presence onsite. We credit much our success throughout the COVID-19 pandemic to our mix of service tenants, as they largely stayed open and continued operating, proving their stability and flexibility during uncertain times.
In addition to loving our service-oriented tenants for the value and stability that they bring to our assets, we also really love working with local “Mom-N-Pop” businesses. Our team is honored to support hundreds of single-location or small chain retail tenants. Unlike big box retailers, these smaller players have heart, dedication, and grit. These qualities empower them to fight for success.
Small local businesses drive a sense of pride and community that we are proud to champion. We have seen first-hand how these establishments create opportunity for families and communities to prosper. We have learned a great deal about customer service from our own tenant base. Whenever possible, we use them for team lunches, team building experiences and events outside the office.
