SW Neighborhood Centers IV (“SWNC IV”) has acquired Encino Commons, a 10,800-square-foot neighborhood retail center located in one of the fastest-growing and most affluent submarkets within the San Antonio MSA. The acquisition marks SWNC IV’s second investment as the Fund continues to grow its portfolio of well-located, unanchored neighborhood retail strip centers across the country.
Encino Commons is a fully-leased, five-tenant neighborhood retail center, strategically positioned along Highway 281, one of San Antonio’s primary north-south corridors. The property benefits from exceptional visibility to more than 70,000 vehicles per day, direct access from both Highway 281 and TPC Parkway, and steady foot traffic generated by the surrounding residential and commercial communities.
The center features a stable lineup of national and regional tenants, including Potbelly Sandwiches, Tropical Smoothie Cafe, and ATI Physical Therapy. The acquisition further advances SWNC IV’s investment strategy of targeting infill neighborhood retail assets in high-growth markets with strong demographics and resilient tenant demand.
