SWNC IV Acquires Retail Strip in Austin’s Domain

08.12.2026

Shannon Waltchack Neighborhood Centers IV (“SWNC IV”), a private investment fund sponsored by Shannon Waltchack, is pleased to announce the acquisition of Shops at Domain, a 13,449-square-foot unanchored neighborhood retail center located in the heart of The Domain. This is SWNC’s seventh transaction in Texas, joining properties in Houston, Midland, Lubbock, Leander, Waco and San Antonio.

Positioned at the prominent intersection of West Braker Lane and Domain Drive, Shops at Domain serves as the southern gateway to The Domain, Austin’s premier mixed-use destination widely recognized as the city’s “second downtown.” Originally developed in 2013 as part of the larger Domain master-planned community, the property is surrounded by one of the nation’s fastest-growing employment and residential hubs.

The center is currently 100% occupied by a strong lineup of service-oriented and specialty retail tenants, including The UPS Store, Domain Nail & Spa, Mattress Firm, Sleep Number, Swish Dental, and GLO30. The property’s tenant mix provides essential daily services that complement the surrounding office, residential, and retail ecosystem.

“The Domain represents one of the most compelling retail submarkets in the country,” said SW Partner Derek Waltchack. “The neighborhood continues to attract leading tech companies, thousands of highly educated young professionals, and significant mixed-use development, all of which support long-term demand for neighborhood retail. The center is in an irreplaceable location for the service-oriented tenants that have become the cornerstone of our investment strategy.”

Located in Northwest Austin between I-35 and MoPac Expressway, the Domain retail submarket has evolved into one of the region’s most dynamic commercial districts. Anchored by Domain NORTHSIDE and The Domain Mall, the area features more than 100 national and luxury retailers, Class A office space, hundreds of residential units, and major employment centers including the J.J. Pickle Research Campus and St. David’s North Austin Medical Center.

The acquisition aligns with SWNC IV’s investment strategy of acquiring high-quality, unanchored retail centers in growing markets across the United States. The fund targets properties occupied by service-oriented and necessity-based tenants that provide resilient cash flow and long-term market-to-market opportunities.

Shannon Waltchack continues to actively pursue unanchored neighborhood retail strip centers throughout the United States.
