Sharpening our Skillset: Broker Training 2023

Each fall season, SW Brokers participate in a month-long training series to enhance their skills and share best practices to continuously improve and innovate their game.

Brokerage Manager Tyler Bradford, CCIM has worked diligently to create a program that will benefit our team, which encompasses a diverse set of specialties and skills.

The first session focused on Title Insurance. Bart Crawford, President of The Title Group, Inc., spoke to our team about the importance of protecting clients with accurate and thorough title insurance. Crawford pointed out that title insurance is the only insurance that insures the past, not the future. Proper coverage protects clients from deal killers such as construction stops, court battles, lawsuits and other disputes. There is an incredible value in working with a trusted partner with experience, knowledge and access to the necessary data and technology that will ensure that your client is well looked after.

Next, Ted Clem from the Alabama Department of Commerce spoke to our team about the breadth of impressive projects that are on the slate to continue building a booming Alabama economy. Our state’s robust incentive programs, workforce development initiatives and targeted recruitment endeavours are attracting major manufacturing, biosciences, agricultural tech and defense projects to our area, which will greatly enhance the surrounding communities and provide countless real estate needs.

Landlord Attorney David Skinner spoke to the brokerage team about how to navigate legal disputes and scenarios that arise between landlords/tenants and buyers/purchasers. Skinner covered possession and termination, proper legal terms to include in a lease agreement, liabilities and more. As commercial real estate brokers, our team is responsible for positioning our clients with the least possible risk.

Lastly, Art Freeman and Evan Johnson from CommerceOne Bank joined our team for lunch to discuss the commercial lending environment. Since our brokers work on all types of deals from leasing to purchases to development and investments, they work closely with bankers to secure financing for our clients commercial projects. Freeman and Johnson discussed the lending climate today and what it could look like in the near future. This session was conversational, covering how brokers can better advise clients regarding financing deals, hot button issues during underwriting and case studies on types of deals that are making it past the finish line.

This training module sets Shannon Waltchack’s brokerage team apart, due to taking the time to develop the depth of our bench and remain a top player in the commercial real estate market. It can be challenging to ask brokers to slow down for continued learning in a fast-paced industry, but the value gained is well worth it.
