Shannon Waltchack is pleased to announce that SW Neighborhood Centers IV, LLC (“SWNC IV”) has acquired Pirate’s Pointe, a 37,191-square-foot retail center located at the prominent intersection of Greenville Boulevard and Charles Boulevard in Greenville, North Carolina.
Pirate’s Pointe is currently 100% leased to 11 retail tenants, including McAlister’s, SweetFrog, GEICO, The UPS Store and Factory Mattress. The property benefits from exceptional visibility and accessibility, with the intersection carrying approximately 46,000 vehicles per day and four full-access points serving the center.

Pirate’s Pointe benefits from its proximity to East Carolina University (ECU), an R1 research institution with approximately 27,000 students, as well as Greenville’s broader retail and employment centers. The property’s strategic location along a major corridor connecting ECU to the Greenville Mall trade area positions it to serve a broad and growing customer base.
The acquisition marks SW’s fourth deal in North Carolina, and the first in Greenville. The SWNC strategy continues seeking similar deals in well-located, service-oriented neighborhood retail centers in markets with strong underlying fundamentals, while identifying opportunities to enhance property performance and long-term value.
