In addition to managing our own robust portfolio, the SW Property Management Team operates a broad range of assets owned by third party clients. When assessing a new management opportunity, our experienced team uses a three-phase property management process. This step-by-step approach is tailored to each property, designed to maximize property value and maintain tenant satisfaction.

Phase 1: Comprehensive Property Inspection and Proposal

Property Inspection
The process begins with a thorough site visit, evaluating the property’s current condition, identifying immediate issues and opportunities for enhancement. This hands-on approach allows us to gain a deep understanding of the property and its unique needs.

Proposal
Following the inspection, we prepare a detailed proposal tailored specifically to the property. This proposal outlines recommended services, projects, and improvements, ensuring transparency and aligning with your goals from the very beginning. Phase 2: Launch and Relationship Building

Launch
Once we sign the management agreement, we enter a 90-day onboarding phase. During this time, a dedicated Property Manager works closely with the owner to develop a customized management plan.

Building Relationships
The Property Manager meets onsite with tenants, establishing expectations and opening a line communication. This relationship-building extends to vendor contracts, where we assess and negotiate terms to ensure that our clients get the best value and service.

Phase 3: Implementation and Feedback

Implementation
With the management plan in place, we move into the execution phase. This can involve capital improvements, achieving leasing goals, and addressing any deferred maintenance. Our proactive approach ensures that the property is well-maintained and that we are consistently working toward increasing its value.

Feedback
Communication doesn’t stop once implementation begins. The SW Management Team reaches out regularly to gather feedback and assess satisfaction. We believe that continuous improvement is key, and our team will perform regular site visits and reach out to tenants and owners.
