04.16.2025

Leander, TX —Shannon Waltchack is pleased to announce the acquisition of a 37,233-square-foot retail shopping center located in the high-growth community of Leander, Texas—approximately 25 miles north of downtown Austin. This acquisition marks the third Texas property in Shannon Waltchack’s expanding portfolio, reinforcing its strategic commitment to high-growth markets.

Situated on 3.15 acres along South Bagdad Road, a primary north-south corridor with approximately 20,000 vehicles per day, the property comprises four multi-tenant retail buildings. The center benefits from excellent visibility and accessibility, positioned directly across from Leander High School (enrollment 2,200 students) and near Highway 183, which sees approximately 45,000 vehicles daily.

The retail center is currently leased to a diverse mix of 15 national and regional service and retail tenants, including Domino’s Pizza, DaVita Dialysis, Vision Source, and Bahama Buck’s Shaved Ice. The immediate trade area is anchored by major retailers such as H-E-B, Walmart, Lowe’s, and CVS, contributing to strong consumer traffic and tenant demand.

“We’re excited to add our third Texas property with the acquisition in Leander—an area experiencing incredible growth and momentum,” said Derek Waltchack, Partner at Shannon Waltchack. “This addition strengthens our footprint in the state and aligns perfectly with our strategy of investing in high-potential markets.”

Leander is part of the dynamic Austin-Round Rock-Georgetown Metropolitan Statistical Area, one of the fastest-growing regions in the country, with a population of approximately 2.5 million. The city continues to attract residents and businesses due to its proximity to Austin, strong school systems, and expanding infrastructure.

In addition to Shops at Leander, Shannon Waltchack owns and manages two other shopping centers in Texas – Borgata Neighborhood Center in Midland and The Vintage Center in Houston.

SWNC III (SW Neighborhood Centers III, LLC), is an affiliate of Birmingham-based commercial real estate firm Shannon Waltchack. SWNC III remains focused on acquiring properties occupied by service-oriented tenants in dense, affluent communities. The preferred tenant mix is necessity-focused businesses, such as medical, restaurants and salons, which provide resilience against internet retailers. Shops at Leander is the fifth addition to the SWNC III portfolio, alongside Tequesta Square in Jupiter, FL, The Vintage Center in Houston, TX, Southside Square in Kernersville, NC and Draper Town Square in Draper, UT. The SW Investment team is continually pursuing deals in growing communities throughout the country.
